Step 5: Develop and Implement Building Plans

Property and Building Managers must own the Portfolio Sustainability Program within their individual buildings. A comprehensive approach to help building management teams develop and implement individual building improvement plans is shown in the figure below.

Establish Vision and Obtain Commitments

The Building Ownership Team should clearly articulate what it plans to achieve with the Sustainability Program and gain buy-in from the Building Management team.

Engage the Team

The Sustainability Program Lead should inform team members about the roles they will play in the sustainability program and generate enthusiasm for the process.

Assess, Understand Barriers, Set Goals and Select Initiatives

The Building Management Team should evaluate the building for sustainability opportunities, understand what currently prevents the sustainability vision from being achieved, select initiatives that best address the problem and set goals to track progress.

Develop Action Plan

The Sustainability Program Lead should develop a Building Action Plan that identifies the initiatives, budget, timing and plan for communicating.

Act, Track Progress and Communicate

The Building Ownership Team should implement the Building Action Plan, track progress and communicate program successes.

Many of the steps outlined in the process may be simplified or accelerated by leadership at the portfolio level if they have already established vision, goals and metrics. The details of each building improvement plan should be documented in a formal Building Action Plan.
