Green Buildings
Approximately 90% of office space in California is leased, yet only 6% is either LEED or ENERGY STAR certified.
Under typical leasing arrangements, the benefits of green building design and operations for leased office space (e.g., savings in energy, water and other operating costs) are passed onto tenants who pay the utility bills. Consequently, building owners often lack the incentive to make the investments needed to achieve these benefits.
Many organizations have made significant commitments to "green" their buildings, but feel that they have limited ability to influence the owners or managers of their properties.
Conversely, current leasing practices make it difficult or unattractive for lessors to green the spaces they lease to tenants.
