Eden Housing exemplifies best-in-class sustainability through its policies, organizational goal setting, decision-making, and investment decisions when it comes to building new projects and managing existing properties.  Eden launched a company-wide sustainability initiative that created policies in key areas of operation, including new development, acquisition and rehab, property management, and corporate operations. All departments are committed, investing resources and establishing aggressive goals.

On new construction, Eden is committed to designing and developing projects that exceed the threshold to become GreenPoint Rated. Build it Green’s GreenPoint Rated Program is a new home green rating system. It is a report card for residential construction that has five categories: energy efficiency, resource conservation, indoor air quality, water conservation and community. All new Eden developments exceed California’s Title 24 energy standards by at least 15%. Whenever feasible, Eden includes photovoltaic (PV) panels and solar hot water in its new projects. Where PV panels are cost-prohibitive, Eden is pre-wiring to make future PV installation easier.

Eden also demonstrates a proactive approach to sustainability with its existing properties. In 2010, Eden set goals to reduce operating expenses, energy consumption, water consumption, and overall trash generation by 10% each year for the next three years. For HUD Green Retrofit Program properties, Eden’s policies require the use of environmentally friendly products in the management of its properties. This will include the use of low VOC paints, sealants, adhesives, and cleaning products.  Eden recognizes that it can expand its impact by influencing its business partners as well. For example, Eden’s laundry contracts mandate that vendors use front loading ENERGY STAR washers for water- and energy-efficiency.
