TPG is working diligently toward becoming the industry leader in the development and operation of “high performance” green buildings. The company strives to apply green building considerations in all aspects of their business including development, investments, leasing and operations.

TPG’s focus is on their product, customers and investors with the goal of reducing their carbon footprint, improving occupant productivity, reducing operating expenses and creating enterprise value through triple-bottom-line performance (people, profit, planet).

Greening the Entire Portfolio

Consistent to the company's history of being a pioneer in sustainable building and their long term vision of positioning the company as the sustainable leader in the industry, Thomas Properties Group has set the ambitious task of greening their entire portfolio of existing properties.  This initiative includes greening a total of 35 buildings equating to over 15 million square feet of Class A office space nationwide.  As part of this endeavor TPG is participating in the exclusive LEED EB Portfolio Pilot program. 

In addition, TPG is committed to greening all of their current and future development projects.  Most recently they have achieved CS Silver Certification on Building 1 & 2 of their Four Points Centre development in Austin, TX; pre-certification LEED CS Gold on their corporate campus development, Campus El Segundo, in El Segundo, CA; and LEED NC Gold target for the cutting edge transit oriented MetroStudio@Lankershim development in Los Angeles, CA.

CAMPUS EL SEGUNDO

Campus El Segundo will be a model for its sustainable design, construction and on-going operations.

This transit-oriented development is Pre-Certified LEED CS Gold by the U.S. Green Building Council. The Campus El Segundo facilities were designed to integrate the latest in energy and water efficiency, waste and greenhouse gas reductions, and to be a healthy and productive environment for the building occupants.

TPG will also pursue LEED EB certification for its operations to ensure a continuous efficiency and sustainable management approach.

METROSTUDIO@LANKERSHIM

The MetroStudio@Lankershim will be a model for excellence in television production and a leading example of sustainable “green” design, construction and transit oriented development.

The proposed project is on track to achieve LEED NC rating at the Gold certification level for design and construction as well as its ongoing operations. It will integrate the latest in energy and water efficient technologies and the interior will be a healthy and productive space for the building occupants.

Education & Outreach

TPG is staffed with LEED accredited professionals who are dedicated to implementing sustainability in everything they do. Thomas Properties Group encourages all of their employees to become LEED Accredited professionals. Internal education is supported through company created webinars, an internal sustainability site specifically developed to be a one-stop shop for all sustainability information for the company as well as continual sustainability e-mail communications. In addition, TPG continually participates in presentations to industry organizations and universities as well as industry panel discussions.

Partnerships & Programs

Partnerships and programs are an integral part of achieving TPG’s sustainability goals. That’s why TPG is continually in the forefront of working with industry leaders and organizations on green program initiatives such as being the first major Real Estate company to join the California Climate Action Registry, to voluntarily measure and report their company-wide emissions.

Because of their reputation as a green leader, TPG is periodically invited to participate in new industry initiatives and discussions. TPG was invited by the California Sustainability Alliance to be a representative for their market sector in discussions about gaining support for the widespread voluntary adoption of sustainability and to help develop the Green Leases Toolkit, an endeavor that is achieving national interest.

PARTNERSHIPS

TPG has developed energy efficiency Best Management Practices including a partnership with ENERGY STAR Portfolio Manager.

TPG’s average Energy Star score shows their portfolio of properties are outperforming the national average by 36%. TPG’s average portfolio score is 86 (out of 100).

As an ENERGY STAR Portfolio Partner, TPG is... • managing energy and water consumption for all buildings; • rating building energy performance; • setting investments priorities; • verifying and tracking progress of improvements; and • gaining EPA recognition.

PROGRAMS

TPG has been a U.S. Green Building Council (USGBC) National Member since 2003. The company is also a founding sponsor of the USGBC's LA Chapter and has been a continual participant in the USGBC pilot programs.

The following is a list of the pilot programs TPG has or is currently participating in: • LEED EB (Cal EPA development) • LEED CS (Four Points Centre development) • LEED ND (NBCU Back Lot development) • LEED AGMBC (CES development) • LEED EB/Volume (Existing Building Portfolio)

Additionally, TPG is participating in the Austin Green Building Program and is set to receive a rating for buildings 1 & 2 at Four Points Centre Office Buildings in Texas. Learn more about the USGBC.

CLIMATE ACTION REGISTRY

TPG is the first major real estate company to join the California Climate Action Registry, a non-profit private partnership that serves as a voluntary greenhouse gas (GHG) registry to protect, encourage, and promote early actions to reduce GHG emissions.

TPG is taking steps to voluntarily measure and report its company-wide emissions. TPG believes measuring its footprint will: (1) assist in managing risk; (2) prepare for trading; (3) demonstrate environmental leadership; (4) demonstrate action on GHG emissions; and (5) assist with staying ahead & preparing for upcoming regulations.

GREEN LEASES TOOLKIT

In an effort to help support industry-wide education, TPG participated in the development of the California Sustainability Alliance Green Leases Toolkit, which has gained national recognition.

The purpose and function of the toolkit is to support tenants and landlords in the greening of leasehold sites by incorporating specific tools.
